Sealcoating vs. Restriping: Which Does Your Lot Need?

Owners often call asking for one service when the lot really needs the other. Here's how to tell the difference.
Restriping fixes visibility
Restriping repaints lines, arrows, crosswalks and symbols. If the asphalt still looks dark and solid but the lines are faded, a restripe is all you need.
Sealcoating protects the asphalt
Sealcoating is a protective coat over the pavement itself. It's needed when the asphalt has turned gray, feels rough, or has small cracks starting. It doesn't replace lines; it covers them.
Quick test
- Lines faded, asphalt dark: restripe.
- Asphalt gray and dry, lines OK: sealcoat and restripe.
- Cracks forming: crack fill, then sealcoat and restripe.
- Potholes or crumbling areas: patch first.
Why most owners do both
Because sealer covers the lines, every sealcoat ends with a restripe anyway. Doing both together means one schedule and one closure, and fresh paint on fresh black sealer looks best.
Timing in Northeast Arkansas
Sealcoating needs warm, dry weather, so it's mainly a spring-to-fall job. Restriping has a slightly longer season. If your lot needs both, plan the sealcoat first and schedule striping right behind it.
